After make a lease contract with landlord, you should get the "확정일자" stamp. You can get it at the 주민센터 if the contract is for the house, and at the tax office if it's for the business.
If you get "확정일자" today, and if there is a foreclosure or auction for that real estate in the future, your key money can be paid back prior to the loan which is generated after tomorrow.
If there is another loan on your house in the near future without "확정일자", your key money's priority will be delayed after that additional loan.
Getting the "확정일자" stamp is to retain your key money's priority just in case.
So check your rent contract now and if there is no "확정일자" stamp, rush to get it right now !
